EPDM Flat Roof Replacement

EPDM roofing (Ethylene Propylene Diene Terpolymer) is a synthetic rubber that is used in modern green roofing projects. EPDM is derived from a combination of oil and natural gas to produce a, durable, versatile and flexible roofing system that can be used in a wide range of temperatures. Because of its unique formulation and its simple set-up process, EPDM is the only roofing system that is recommended for use in water collection.

EPDM membrane does not contain organic material that can decay as the result of moisture caused by condensation or leaks. EPDM membrane, due to its ability to withstand extreme temperature, can be successfully used in assemblies with greater thermal resistance (thicker insulations with higher R-values).

There are several methods for installing EPDM on your roof. The material is supplied in large rolls of varying size and thickness and can be directly adhered, mechanically fastened, or ballasted to your roof. The latter is the more economical method for large projects involving structures that can support the weight of the rock ballast. Sheets are sealed together to form a waterproof bond using seam tape, which are treated with adhesive, meaning they will eventually require maintenance, or in extreme cases, replacement.

A big advantage to EPDM membrane is the lower cost, if ballasted and prefinished sheet metal is used to attach the membrane. EPDM membrane is also not as sensitive to hail damage as TPO or PVC. White EPDM membrane is used in some applications to reflect UV rays and prevent it from attacking the polymer; white EPDM also qualifies for energy company rebates.

EPDM Roof Costs for Minnesota

The total cost for an average EPDM roof is between $11 and $16 per square foot. A typical assembly includes tear off and disposal off site, some insulation and the EPDM membrane. There are three ways to attach it to the flat roof: Mechanically attach it with screws and plates; Fully adhered with an adhesive; or Ballasted with river rock or pavers to the substrate. The perimeter is then secured by reusing the existing perimeter sheet metal or replaced with new sheet metal if needed. The seams are glued together with adhesive or adhered together using pressure sensitive tape and primer.

These prices would not include insulation to code. For example, if the R-value for a typical home is R-38, the requirement would be more than 6 inches of insulation. Most structures in Minnesota already have some insulation, so the price would be based, on the additional insulation required.

These prices fluctuate in terms of size and difficulty, and may cost more than noted above. Very small and difficult projects are more expensive, due to greater labor and possibly added material costs. With any of these membranes, more penetrations add to the difficulty and to the final cost. The cost is dependent on the amount of detail work required.
