TPO Flat Roof Repair and Replacement

TPO stands for Thermoplastic polyolefin, which is currently the fastest-growing segment of the entire commercial roofing industry. TPO is part of a broad family of rubber roofing materials. TPO is a blend of polypropylene and ethylene-propylene rubber. TPO consist of a single ply of thermoplastic polyolefin membrane which is composed of three layers; a polymer base layer, a polyester-reinforced fabric center layer, and a thermoplastic polyolefin top layer.

TPO roof systems have been installed all across the U.S. for the last 30 years. According to the 2014-2015 National Roofing Contractors Association (NRCA) Market Study, most new projects in the past few years have specified a white TPO roof. In general, TPO is a relatively low-cost, high performing roof membrane when installed correctly.

The TPO membrane comes in rolls of different sizes, making it suitable for a variety of flat roof projects. TPO membranes are made with a co-polymerized rubber that allows them greater flexibility, which is a great advantage to buildings that have to endure our cold Minnesota winters without leaking. Two other advantages of TPO roofing are that TPO is as UV and heat-resistant as EPDM roofing, plus TPO roofing is as heat-weldable as PVC roofing.

Benefits of a TPO Roofing

The Main Benefits of a TPO Roofing System

Z

Economical

One of the factors that makes TPO roofing attractive both in residential and commercial construction is its reasonable cost. TPO offers many of the same benefits as PVC roofing, such as hot-air weldable seams and energy efficiency, but at a lower cost.
Z

Durable

In comparison to other thermoplastic membranes, TPO resists mold growth, dirt accumulation, tears impact and punctures. It is made to be flexible and can allow for a building’s movement or settling. Reinforced TPO membranes can handle a building’s thermal expansion and contraction more effectively than other single ply roofing products.
Z

Easy to Install

In general TPO membranes are manufactured with wider sheets and are light weight. This means that the material is easier to install and there are less seams. TPO roofs have the strongest seams available, which is typically the weakest point in a roof system. Less work and time associated with the installation translates into direct savings for you for the cost of installation.
Z

Energy Efficiency

The energy efficiency of TPO roofing membranes makes them highly attractive to business owners who want to have the benefits of savings on their cooling costs as well as help the environment by reducing the carbon footprint. TPO’s membrane’s white reflective surface exceeds the EPA’s ENERGY STAR requirements. This means that having a TPO roof on your building will keep the interior comfortable on hot summer days and reduce your air conditioning costs.

Methods of Adhering TPO Roofing Membranes

Roofing systems vary in installation methods. Fully adhered systems involve gluing the membrane directly to the surface, suitable for EPDM, TPO, and PVC membranes. Mechanically Attached Systems (MAS) dominate the market, offering versatility and cost-effectiveness. RhinoBond® provides a non-penetrating solution for TPO and PVC roofing. Ballasted roofs use gravel for weight, offering wind resistance with no adhesion.

Commercial TPO Roofing Installation Costs

TPO Cost: The total cost on an average roof is between $11 and $16 per square foot as well. A typical assembly includes the same basic elements as the EPDM roof, with similar attachment methods, except ballasted with river rock, but the roof membrane is typically welded together at the seams, but they can use pressure sensitive tapes in lieu of the welded seams. Advantages to this membrane are standard pre-finished or TPO coated sheet metal flashing can be used at the perimeter edge of the roof assembly (attached to the membrane) and the membrane is considered to be monolithic (one piece) if all the seams are welded together.

A monolithic roof membrane offers a great advantage, because when the entire surface of the membrane is welded together, there is less opportunity for seam failures than with primed and taped seams. TPO membranes come in several different colors; some lighter colors reflect sunlight and are candidates for rebates from the local energy companies. The disadvantages are TPO coated sheet metal cost two to three times what standard prefinished sheet metal cost and without a hail protection board (we install this unless specified otherwise); the membrane is susceptible to hail damage.
